	Webster, tis true! Google map for J.30 M25. can reach Southend 1/2hr, 20mins by train/car to West End, 45 mins from Hertfordshire, 40 mins from Colchester, 1mile from QEII bridge to Kent. Lakeside (google that) is 5mins walking distance from me. J.1 of M25 other side of QEII bridge = Kent. Lol, I'm so lucky, just wish I could drive!

	Have you tried mixing Irish peat in to it, abs brill. Chalky, clay here, mixture; put masses in, nice now.
