"Btw I take it a copy of this is ready to post to me to read at my leisure" ;-ppp

No Julie - you'll just have to log in like everyone else - I am busy you know lolol

Yes - I have curtains sorted - only going to change the bedroom as the lounge ones aren't so bad. The bedroom ones are velvet and about 20 yrs old and they have faded alot so have ordered some cheapish ones same colour from Ebay which i won't mind leaving behind.

Hi Summer

So far I am inviting the agents I used to sell & buy when I moved here - the others locally tend to over value just to get business but then stay on the market for months.

As for the grass - well the new owner can always uncover it again - but currently it's just horrible 'cooch' grass and it never looks nice like a lawn should lol

Also, I'm not sure that I would gravel the small lawn to be honest. The green can be inviting.

With regards selling your house, always get 2 or 3 estate agents to value it and give you their fee levels. Find out if they charge a fee if it doesn't sell etc.

HOUSE PREP ......................

So far have had a plumber round to quote for fitting a new suite - should be happening in around 3-4 weeks.

Have spent the whole weekend trying to declutter a little bit, as have an Estate Agent coming on Tues eve to discuss putting the house on the market and all the new stuff (HIPS) that's involved.

Have ordered a small double (4 foot) bed to help make the bedroom look bigger.

Easter weekend I plan to set about tidying the front garden and gravelling over the small lawn to make it look more 'modern' and low maintenance.
